Winter Policies and Services

CONCIERGE SERVICE:

We'll be glad to help you with arranging special requests such as lift tickets and grocery shopping. Referrals available for airport transportation, florist services, day care, ski equipment rentals and caterers. Secretarial and fax/internet services are available at our office.

DEPOSIT POLICY:

Stays of 9 nights or less require two nights rental fee as a reservation deposit. 10 nights or more require a deposit equaling 25% of the total reservation amount. Balance is due 60 days prior to arrival. Resort service fee is payable at the time of the deposit and is non-refundable in the event of cancellation.

CANCELLATION POLICY:

More than 60 days prior to arrival: $200 cancellation fee forfeited. 60 – 30 days prior to arrival: Reservation deposit is forfeited. Cancellations less than 30 days prior to arrival forfeit full payment.

SECURITY:

At Check-In, a signed credit card imprint is required as a security on the property you are renting; to cover extra charges incurred during your stay as well as damage/loss/miscellaneous charges or penalties.

DAMAGE:

Please report any damage that occurs during your stay so that we can advise you of your responsibility. Damage/loss in the unit will be billed at cost plus labor. Normal wear and tear will be billed to the property owner. PLEASE remember all our properties are privately owned. Please respect the owners’ property and treat it kindly. Please do no move furniture within a unit or items from one unit to another.

PARTIES:

All of our properties are for residential use only and have maximum occupancies. Parties, or gatherings of any kind are strictly prohibited without prior written authorization. Violations will require immediate eviction with no refund. Tenant agrees to pay all legal costs of eviction.

OCCUPANY:

Each person in excess of the sleeping capacity listed on the property description page on the Blooming web site will be charged $100 per night. (Excluding infants)

LIMITS OF LIABILITY:

(Blooming Enterprises, Inc.) I agree to release Blooming Property Management & Lodging and the property owner from liability. This will extend to accidents, damage, loss or claims, whether arising out of my own acts or those of others which may result in injury or death. Blooming is not responsible for guest’s lost property.

HOT TUBS:

USE AT YOUR OWN RISK. Neither Blooming nor the property owner can be held responsible for consequences to guest from hot tub use. HEAVY OR INAPPROPRATE USAGE MAY RESULT IN ADDITONAL CHARGES FOR SPA CLEANING OR DRAINING.

PETS:

No pets are allowed without prior written authorization.

SMOKING:

Smoking is NOT allowed in any of our properties. If evidence of smoking or unauthorized pets in the property is detected during or after your stay, a penalty of $1,000 will be charged immediately to the credit card on file.

DEPARTURE CLEANING:

A mandatory departure clean is included in your total lodging cost. You are required to complete the following to avoid extra cleaning charges:

• Load and start the dishwasher
• Dispose of all trash
• Clean floors of any excessive debris
• Kitchen appliances, counter and other surfaces must be wiped clean
• Return any moved furniture or items to the original location
• Set thermostats at 60 Fahrenheit (turn off June-September)
• Secure all windows and doors

Failure to complete the above will result in charges to the credit card on file.

ACCOMMODATIONS:

Blooming Property Management & Lodging reserves the right to substitute a comparable property if necessary.

CHECK-IN:

Check in time is 4 p.m.

CHECK-OUT:

Check out time is 10 a.m. Unauthorized stays past 10 a.m. may be subject to additional charges.

SUMMER LODGING RATES:

Blooming Resort Rentals offers an exclusive selection of condominiums and private homes in the Park City, Deer Valley and The Canyons areas, available on a nightly, weekly or monthly basis.

Listed rates are subject to change without notice, and do not include approximate 11% lodging tax and a 5% booking fee. (Booking fee waived if you book online)

SUMMER POLICIES AND SERVICES:

Minimum Stay:

Three to seven nights required depending on property and dates requested. Other restrictions may apply.

Nightly/Weekly Rentals:

Two nights rental fee is required as a reservation deposit. Rental balance is due 30 days prior to arrival.

Monthly Rentals:

Deposit of 50% of total booking is required to hold reservation. Rental balance is due upon arrival.

Cancellations:

If reservation (nightly/weekly or monthly) is cancelled more than 60 days prior to arrival, deposit is refunded less a $200.00 cancellation fee.

Nightly/Weekly:

Reservation deposit is non-refundable if reservation is cancelled 60 - 30 days prior to arrival. If reservation is cancelled less than 30 days prior to arrival full payment is forfeited.

Monthly:

Reservation deposit is non-refundable if reservation is cancelled 60-14 days prior to arrival . If reservation is cancelled less than 14 days prior to arrival full payment is forfeited.

Housekeeping Service:

Housekeeping service is available; prices quoted upon request.

All properties are immaculately clean and meticulously maintained. Most of the properties have full kitchen, microwaves, fireplaces, color TV, VCR/DVD, washer/dryer and telephone. Linens are provided. Many units have a private hot tub. NO PETS without prior authorization.

Not all properties are equipped with patio furniture, barbecues, or card tables; feel free to call us to find out if you will need to bring any extras with you.

Air conditioning is not commonly found in Park City. You will find, as a rule, that there is usually a breeze and the evenings can cool down to the point that a sweater is needed! Some people may choose to bring along a circulating fan for the days that are warmer than normal.

NO SMOKING:

All of our properties are designated as non-smoking. If evidence of smoking or unauthorized pets in the property is detected during or after your stay, a penalty of $1000 will be charged immediately to the credit card on file.
